Job Description
Primary responsibilities of the position will be leasing, managing, and operating a multi-tenant industrial portfolio located in Las Vegas, Nevada. -The portfolio will require the utmost attention to detail in an effort to provide maintain property occupancy levels while providing exceptional customer service. This opportunity is well suited for a candidate that understands the full spectrum of leasing and management. Candidate should be well versed with leasing, day to day operations, property management-based accounting and the excellent customer service.

Responsibilities

Assist with the preparation and administration of tenant related lease documents. Oversee aspects of tenant improvement work. Coordinate tenant move ins and move outs.

Ensure all tenant and property files are prepared and maintained in an orderly and logical manner, including leases, contracts, certificates of insurance, etc.

Assist in the solicitation of bids from vendors and the awarding of contracts for work performed on the properties. This work includes tenant improvements, renovations for vacant units and exterior property improvements. Manager should also maintain a working knowledge of all vendor contracts and ensure compliance with same. Established existing vendor relationships is a plus.

Ability to complete monthly financial reports, preparation of annual property budgets, operating expense estimates and reconciliations. -Preparation of other financial or operational reports, as requested. Must be able to discuss yearly expense reconciliations with the tenants.

Handle responses to tenant requests. Establish and maintain favorable landlord/tenant relationships.Coordinate tenant requests for above standard work.

Responsible for leading regular inspections of properties. Participates in performance oversight of all service contractors who perform vendor services. Assist in planning, directing, and inspecting all aspects of daily property operations.

Follow-up and expedite collection of all accounts receivable as may be necessary. Ensure invoices are processed in accounting with appropriate back-up and according to established procedures. Ensure that above standard tenant bill-backs for electrical usage, after hours HVAC, and other similar charges are processed in a timely manner.

Work with listing brokers (third party) relative to lease up of vacant units. Coordinate on -marketing efforts, lease marketing materials and showings. -Includes maintaining a working knowledge of current market rental rates and operating costs to assist building's marketing efforts.

Computer literacy and experience with Word and Excel a must. -Must be proficient with numbers and be willing to train in YARDI property management software.

Ensure Certificates of Insurance for tenants and vendors are up to date.

Requirements & Qualifications
3 plus years of relevant work experience in commercial real estate preferred. Must be proficient in Word, Excel, and have familiarity in accounting software programs and / or be willing to train to use YARDI. Active Real Estate Salesperson preferred but not required. Knowledge in multi-tenant industrial properties preferred. Candidates with office or retail property management experience will also be considered. -The candidate must have excellent oral and written communication skills, superior skills in tenant relations, customer service, supervision, budgeting, and financial reporting. Other essential capabilities include commitment to meet deadlines, integrity, work ethic and leadership qualities.

Compensation: -DOE. This position will be an exempt salaried position.

Time/Week: 40 hours with additional hours as may be required to complete assigned tasks.

Travel: Corporate office is in Irvine. On site management office is located in Las Vegas. Travel to portfolio properties, as required.

Work Environment
Must be detailed with good communication skills. -The right candidate must be self-motivated, excellent with their time management and be able to work independently or with the team. Manager will work primarily out of the Las Vegas office and will travel to assigned properties, as needed.
