As the Director of Operations, you will be responsible for overseeing all aspects of property management operations, ensuring the efficient and effective management of our commercial properties. You will play a pivotal role in driving operational excellence, optimizing processes, and delivering exceptional service to our clients and tenants. The ideal candidate possesses a keen attention to detail, a passion for aiding others, and a demonstrated capacity to effectively oversee multiple tasks and procedures. The Director of Operations must grasp the importance of urgency while maintaining the patience and acumen necessary to ensure consistent delivery of high-quality work. We require a dependable, trustworthy individual with a work ethic that surpasses the norm and a drive to tackle new challenges with a strong sense of accountability for outcomes.This Director of Operations position is based in Las Vegas but would require traveling and site visits to assigned properties or as new properties are acquired. THIS NOT A WORK-FROM-HOME POSITION, THIS IS AN IN-PERSON ROLE IN OUR SUMMERLIN, NV OFFICE.Director of Operations Benefits:Base salary $75,000+ (Depending on experience)Generous Monthly Bonus Opportunities$500 Employer contributed towards total Medical premium (available after 60 days)Opportunity to invest in Real EstateDental, Vision and other supplementary benefits (available after 60 days)Holiday PayPaid Time Off (PTO)Work/Home Life BalanceCollaborative and supportive team environmentDirector of Operations Responsibilities:Collaborate closely with the VP of Operations to develop and implement strategic plans to optimize property performance and enhance asset value.Provide regular and ad-hoc reports to the VP of Operations on departmental performance, key metrics, and operational challenges, offering insights and recommendations for improvement.Lead and mentor a team of regional asset managers, district managers, property managers, maintenance staff, and administrative personnel to achieve operational objectives.Ensure compliance with all relevant regulations, codes, and standards, maintaining a strong focus on health, safety, and environmental sustainability.Serve as a liaison between the Operations department and other functional areas within the organization, facilitating communication, coordination, and collaboration on cross-functional initiatives.Support the VP of Operations in identifying and implementing process improvements, best practices, and innovative solutions to enhance departmental effectiveness and drive continuous improvement.Lead mobile home sales teams to maximize occupancy, rates and rental income, while minimizing vacancies and delinquencies.Oversee budgeting, financial reporting, and forecasting for all managed properties, ensuring fiscal responsibility and accountability.Foster positive relationships with clients, tenants, vendors, and stakeholders through proactive communication and exceptional service delivery.Identify opportunities for process improvement, innovation, and technology adoption to enhance operational efficiency and effectiveness.Monitor market trends, competitive landscape, and industry best practices to inform strategic decision-making and drive continuous improvement.Director of Operations Qualifications:Bachelor's degree or extensive work experience in business administration, real estate management, or a related fieldMinimum of 5 years of experience in commercial property management, with a proven track record of success in leadership rolesStrong understanding of commercial real estate principles, leasing strategies, and financial analysisStrong familiarity with the self-storage and mobile home community sectors is highly recommended.Excellent communication, negotiation, and interpersonal skills, with the ability to build and maintain relationships at all levelsDemonstrated leadership ability, with a track record of effectively leading and developing high-performing teams.Proven experience in strategic planning, budgeting, and financial managementKnowledge of relevant regulations, codes, and standards governing commercial property managementProficiency in property management software, project/workflow management software and Microsoft Office suitePM22Requirements:PI38c78712e912-25660-34347371
