Job Description:
This position is responsible for managing the inspection and
compliance process for assigned properties. Review violation photos
and content of notices to verify for accuracy before processing
notices to owners. Communicate with the Community Manager, General
Manager, or other applicable staff and personnel, as needed, for
any special instructions that may pertain to a specific community.
Monitor and escalate violations through the applicable letter
process including hearings, hearing responses, and fine
posting.
General Job Duties include but are not limited to:
- -Perform inspection for all assigned properties at least once
per month
- -Perform additional inspections, as needed, or requested
- Review inspections for accuracy and proper verbiage, prior to
finalizing inspection and submitting to be communicated to
owners.
- Responsible to input or update the compliance verbiage in
compliance software based on the Association's governing
documents
- Generate noncompliance (violation) notices within 48 hours of
inspection date.
- Ensure letters are mailed to the appropriate addresses within
48 hours of inspection date. Mailing must go to both the onsite
address and offsite address to comply with NRS116.
- Complete Hearing Outcome letters and impose fines based on
executive session meeting minutes from the Board or Committee (one
time fine, weekly, monthly, per occurrence)
- Impose fines based on hearing outcome, if weekly, monthly or
per occurrence, ensure new photos are secured and uploaded into
system to confirm noncompliant as well as ensure defendable
- Verify the hearing details are accurate in the system prior to
escalating violation notices to a hearing status
- Must respond to all emails and voicemail messages within
24-hours of receipt
- It is necessary to follow up with residents in a timely manner
to avoid frustrations
- Develop schedule of property compliance inspections with
General Manage in an efficient manner, i.e. geographic areas where
multiple W360 properties are located
- Inspect interior and exterior conditions of the common elements
including:
- Note exterior conditions, including lack of landscaping,
lights/timers that may be out/not functioning properly
- Check common area doors and gates including pool, pedestrian,
parking, and entrance gates for proper functionality, including
latches, closers, handles
- Report on any items stored in common area hallways, lobbies,
vestibules, stairwells, including door mats, bicycles, shoes,
strollers. Report common area wall damage from things like moves,
loading in of materials, wear and tear
- Verify any interior light bulbs that may be out, along with
extinguisher tags out of date.
- Note any rules and architectural violations, based on the
communities CC&R'
- Report any buildup of items in storage areas, mechanical/meter
rooms, trash container areas, etc.
- Report should note:
- Urgent/emergency items
- All violations, including photos as evidence, noting date of
violatio
- Noting which violations have not yet been resolved by the end
of the cure period including photos
- Act as liaison with the Community Manager to help answer
questions on any inspection items presented upon completion of the
report.
- Coordinate with GM and Community Manager to add inspection
items and dates to association property to build history of items
reported, completed, or deferred.Compensation & Benefits
- Salary: $18 -per hour

month after 30 days of employment.
