TO BE CONSIDERED, APPLICANTS MUST HAVE:1.--------COMMERCIAL--Real Estate Experience2.--------Real Estate License3.--------Property Management PermitON-SITE COMMERCIAL PROPERTY MANAGERThe On-Site Commercial Property Manager will manage and direct the operations of and assemblage of twelve commercial properties, as well as other commercial properties to which assigned, maintaining the property at the established levels of protection, care and maintenance. The Manager will be located on-site at the twelve-property assemblage at an office maintained by Logic Property Management.Responsibilities and Duties--------------------Serve as the primary point of contact between Landlord/Tenants; manage all day-to-day property operations.--------------------Resolve tenant issues, prioritize requests, investigate and reconcile grievances, and assure compliance with all lease terms. Respond to all tenant inquiries/concerns as needed and coordinate work orders with vendors. Handle all tenant rent collections.--------------------Drive the--bidding process and coordinate vendor negotiation of service agreements.--Monitor overall vendor performance to assure full compliance with standards established within the service agreement.----------------------Establish and monitor preventive and ongoing maintenance schedules.----------------------Secure bids for capital expenditures and tenant improvements; solicit Landlord approval and implement the same. Act as liaison between--Landlord and Tenant during build-out phase of tenant suites.--------------------Manage processes related to property maintenance, tenant and vendor certificates of insurance, lease estoppels/SNDAs, insurance claims, parking, signage, and safety matters.--------------------Regularly inspect properties including all common areas and vacant space. Oversee all required inspections by municipalities, lenders, insurance companies, etc.--------------------Conduct periodic assessments of property operating expenses and diligently prepare annual property operating budgets; submit to Landlord for comment and approval.--------------------Prepare annual common area expense reconciliations for each property under management; audit CAM charges throughout the year to ensure tenants are billed appropriately.--------------------Work directly with the property accounting team on the review and preparation of monthly and annual property reports/financials and prepare monthly report packages as per the parameters of the management agreements.--------------------Review, code and approve payables and receivables.--------------------Track all security deposits and instruct accounting regarding the disposition of security deposits.--------------------Build and maintain strong Tenant and Landlord relationships.--------------------Assist in the takeover process of newly acquired properties including notices to owners, tenants, vendors, insurance companies, gather property information and documentation from previous owner/management company, transfer all utility accounts, take property inventory and rekey property if necessary.--------------------Perform other duties and special projects as assigned.Additional Job Functions of Commercial Property Manager:Communication--- Ability to express ideas clearly and constructively (written and oral).Customer Service--- Seeks to understand customer needs and works to exceed customer expectations (internal and external).Initiative--- Looks for opportunities to improve performance; manages time, work, and relationships effectively and efficiently.Professionalism--- Treats others with respect; abides by the company's values; displays a positive and cooperative attitude; adheres to the workplace code of conduct and compliance policies.Stewardship--- Identifies efficiencies to reduce redundancy and/or elimination of tasks resulting in savings of cost, resources, and or/time.Teamwork--- Works proactively and collaboratively with others to streamline work and achieve mutual goals. Ability to give and take direction and to interface with decision makers in a professional manner.Qualifications and Skills--------------REQUIRED - Minimum 5 years of property management experience in commercial management Note: multi-family management experience does not qualify.--------------REQUIRED - Valid Nevada Real Estate License and Property Management Permit.--------------REQUIRED - Valid Nevada Driver's License.--------------Proficiency in Microsoft Office Suite, Yardi Voyager, and Avid Xchange.--------------Experience with Landlord/Tenant law, related legal processes and basic property accounting.--------------Strong organizational skills; detail oriented; ability to multi-task and work independently.--------------Ability to maintain confidential information.Benefits:--------------Salary depending on experience--------------Full benefits package available including paid medical, dental and vision insurance for Employee.--------------Paid Time Off (PTO)*Please apply online. Employee must be comfortable working in a cubicle with limited working space for long hours with the ability to remain seated at the computer terminal for extended periods. Position can be high stress and extremely fast paced. Ability to handle directives, assess situations, enter into dialogue and complete tasks. Must be able to communicate verbally and understand English; bilingual a plus.Physical activity: The employee is required to perform the following activity for this position: (1) Standing, (2) Moving about to accomplish tasks or moving from one work site to another, (3) Picking, pinching, typing or otherwise working, primarily with fingers rather than with the whole hand as in handling, (4) Expressing or exchanging ideas by means of the spoken word those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly, (5) Perceiving the nature of sounds at normal speaking levels with or without correction and the ability to receive detailed information through oral communication, and (6) Substantial, repetitive movements (motions) of the wrists, hands, and/or fingers.Visual Acuity: The employee is required to have close visual acuity to perform activities such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of machines (including inspection); and/or using measurement devices. The employee is required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures.Working Conditions: The position requires activities occurring both inside and outside the office environment. When outside, the employee may be subject to extreme heat with temperatures above 100 degrees for periods of more than one hour. Employee may be affected by other environmental conditions, such as wind and desert climate when working outdoors.
